Yet when owners go looking for finance, most start in the same place: which lender has the lowest rate?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is usually the wrong first question.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Fix the gap with the right product, not the cheapest rate<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A cash-flow gap is a timing problem. The best fix is a product that repays itself on the same cycle as the gap.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Days of shortfall:<\/strong> a bank overdraft that engages automatically.<\/li>\n\n\n\n<li><strong>Weeks or a season:<\/strong> a line of credit you draw deliberately.<\/li>\n\n\n\n<li><strong>Slow-paying business customers:<\/strong> invoice finance, which advances 80% to 85% of each invoice.<\/li>\n\n\n\n<li><strong>Paying suppliers before you sell the stock:<\/strong> trade or supply chain finance.<\/li>\n\n\n\n<li><strong>Equipment, or cash trapped in equipment you own:<\/strong> asset finance or sale and leaseback.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Use a standard term loan to cover slow debtors and you take on monthly repayments the business has not yet earned.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Banks and non-banks trade price for speed<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Banks are cheaper but slower: full financials, property security and two to six weeks. Non-bank lenders can often approve in 24 to 48 hours from about 12 months of bank data, at a higher price.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Speed is sometimes worth paying for. Picture an $18,000 equipment bargain. A 9% bank loan needs updated accounts and a property appraisal, and the deal is gone before settlement. A dearer non-bank facility that funds in a day, with no break fees on early repayment, can earn far more than it costs. For long-term assets such as property, the bank\u2019s pace and pricing still win.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Annualise every fee<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The headline rate rarely tells the full story.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A 2.5% fee to advance a $100,000 invoice for 30 days works out to roughly 37.5% a year.<\/li>\n\n\n\n<li>A 1.5% line fee on an unused $100,000 limit costs $1,500 whatever you draw. If you only use $10,000 on average, your effective rate on the money used is about 25%.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Before you sign, compare total dollars repaid, effective annual rate, repayment rhythm, security and director guarantees, and break costs.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. A decline is a policy mismatch, not a verdict<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Banks work to standard credit boxes: two or more years of trading, property security, current accountant-prepared financials, no ATO debt. Miss one input and the answer is no, even when the business is healthy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ask for the specific reason, then:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1.&nbsp;Match it to a lender whose criteria fit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2.&nbsp;Use soft-check eligibility tools where available.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3.&nbsp;Avoid a run of blind applications that leave a trail on your credit file.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">5. Know when not to borrow<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Debt will not fix a broken model. Step back if you are funding ongoing losses, delaying insolvency, or cannot service the repayments. In those cases, collect debtors faster, renegotiate with suppliers, cut costs and talk to a turnaround specialist.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tax debt deserves special attention. Directors can be personally liable for unpaid PAYG withholding, GST and super. Payday Super now requires super to be paid with each payday. And since 1 July 2025, ATO interest charges are no longer tax-deductible, which can make refinancing tax debt cheaper than leaving it with the ATO if the business has taxable profit.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Before you apply, answer eight questions<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">1. <strong>Purpose:<\/strong> what exactly are you funding?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">2. <strong>Timing:<\/strong> do you need funds in days or can you wait weeks?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3. <strong>Evidence:<\/strong> do you have current financials, or only bank statements?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">4. <strong>Security:<\/strong> what can you pledge?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">5. <strong>Cash flow:<\/strong> can revenue carry the repayments?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">6. <strong>Risk:<\/strong> what if customers pay 30 to 60 days late?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">7. <strong>Cost:<\/strong> what is the total repayment, annualised?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">8. <strong>Fit:<\/strong> which lender type accepts this profile?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The answers usually point to a single lender type and product.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button\"><a class=\"wp-block-button__link wp-element-button\" href=\"https:\/\/zfrmz.com\/Thyyn35RzMqaIw7N6JlE?article=Australian_SME_Finance\">Download Full Report<\/a><\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Nearly 80% of Australian small and medium businesses reported cash-flow difficulties in a recent CommBank-commissioned survey.
